Local guide

Gold Rush town, prison, dam and Intel: Folsom from Sutter Street to Folsom Ranch

Folsom started out as Granite City during the Gold Rush and was renamed for Joseph Libbey Folsom, who laid out the town and died in 1855. Folsom Prison opened in 1880, the city incorporated in 1946, and Folsom Dam created Folsom Lake in 1956. About 80,000 people live here now (80,454 in the 2020 census), and Intel is by far the biggest employer, with 6,318 people on its Folsom payroll in the city’s 2020 report.

About a third of Folsom homes are rented. Our move-out clean covers inside the oven, fridge, cabinets and closets, and new owners south of Highway 50 can book the same checklist as a move-in clean.

Neighborhood by neighborhood

Where we work and what we see

AreaTypical needs
Historic Folsom and Sutter StreetThe oldest part of town, with older homes and cottages near the historic district. Good fits: a deep clean first, then regular visits.
Empire Ranch, Broadstone and Natoma StationEstablished family neighborhoods north of Highway 50. Good fits: every-two-week cleaning, a deep clean each spring and garage clean-outs.
American River Canyon and Prairie OaksLarger homes near the river canyon and Lake Natoma. Good fits: deep cleaning, window cleaning and pre-listing cleans.
Folsom Ranch and the Folsom Plan AreaNew construction south of Highway 50. Builders leave fine dust in cabinets, vents and window tracks, so a move-in or post-construction clean before you unpack is worth it.

If everyone is out of the house all day, a crew every two weeks with a door code means nobody has to be home and the house never gets far behind.

Choose the right clean

Standard vs deep vs move-out cleaning

Most homes only need a standard clean. Book a deep clean if the home hasn’t been professionally cleaned in a few months, and a move-out clean when the home is empty and a landlord or buyer will inspect it.

  • Home size and number of bathrooms
  • Whether the home is fully empty
  • Condition of the oven and bathrooms
  • Add-ons like carpet cleaning and interior windows

Before we arrive

How to prepare

  1. 1Move everything out first. We clean best when the home is empty
  2. 2Keep water and power on
  3. 3Ask your landlord for a pre-move-out inspection in your last two weeks
  4. 4Leave a key or lockbox code if you won’t be there
  5. 5Take your own photos of each room after we finish

Know your rights

Getting your deposit back in Folsom: what California law says

Landlords in Folsom follow California Civil Code § 1950.5. These rules decide what a landlord can charge you for cleaning:

  • Your landlord has 21 days after you move out to return your deposit or send an itemized statement of deductions.
  • Deductions are limited to unpaid rent, damage beyond normal wear and tear, and reasonable cleaning costs.
  • If more than $125 is deducted, the landlord must provide receipts for labor and materials.
  • You can request a pre-move-out inspection during the last two weeks of your tenancy; the landlord then gives you an itemized list of what to fix to avoid deductions.
  • Since April 1, 2025, landlords must photograph the unit after you return the keys and before making repairs, and include those photos with any deductions.
  • If a landlord keeps a deposit in bad faith, a court can award up to twice the deposit amount on top of the deposit itself.

The standard is “reasonable cleaning”: the unit should be as clean as when you moved in. That’s why our move-out checklist goes inside the oven, fridge, cabinets and closets: those are the most common cleaning deductions.

Leaving things behind?

Furniture and junk left after moving out of a Folsom home

Items left in a rental are one of the most common reasons landlords keep part of a deposit. Your options:

Single-family homes in the City of Folsom can schedule up to three free bulky waste pickup appointments per year, up to five cubic yards each. There can be a wait for a pickup date, and apartments and businesses arrange pickups through the city office.

If you don't receive a confirmation email, the city did not receive your request.

When the curbside program doesn’t fit your timeline (or the items are still inside) we haul them away on the same visit as your clean, priced by truck space from $75.

Homeowners, landlords & realtors

Getting a Folsom home ready to rent or sell

Much of our work in Folsom is helping people at the moments a home changes hands: tenants moving out, owners getting a rental ready for the next tenant, sellers preparing for listing photos, and new owners or renters moving in. We clean houses, apartments, condos and offices: empty or furnished.

SituationWhat we do
Rental turnoverHaul away anything the last tenant left, then a full move-out clean with inside appliances, cabinets and closets.
Getting ready to sellClear clutter and old furniture, then a deep clean before photos and showings; windows and carpet on request.
Moving inA move-in clean so kitchens, bathrooms and closets are clean before your things arrive.
Moving outA landlord-ready clean and free re-clean if your landlord documents something we missed.

One company for the clean-out and the clean means one appointment, one crew and one invoice. Move-out cleaning starts at $400; junk removal at $75.

Questions

Frequently asked questions

Do you clean new homes in Folsom Ranch before move-in?

All of ZIP 95630, including Historic Folsom, Empire Ranch, Broadstone, Natoma Station, American River Canyon, Prairie Oaks and Folsom Ranch.

Folsom picks up bulky items for free. Why would I hire you?

+

The city program is a good deal when you can wait for a date and get everything to the curb. People hire us when items are still inside or upstairs, when there’s more than the pickup allows, or when it needs to be gone sooner.

How much does move-out cleaning cost in Folsom?

+

Move-out cleaning in Sacramento costs $400 for a studio or 1-bedroom, $470 for a 2-bedroom, $560 for a 3-bedroom and $650 for 4 bedrooms, including inside the oven, fridge, cabinets and closets.

What if my landlord says something was missed?

+

If your landlord documents a legitimate cleaning issue we missed, we come back and re-clean that area at no charge.

How long does my landlord have to return my deposit?

+

21 days after you move out, under California law, with an itemized statement and receipts for deductions over $125.

Can you clean on the day I move out?

+

Often, yes. Book as early as you can for weekends and the end of the month. Call (916) 465-1850.

Do I need to be there?

Can you haul away furniture I’m leaving behind?

+

Yes. Junk removal is priced by truck space from $75 and we schedule it with your clean.

Do you serve all of Folsom?

+

Yes. We serve all of Folsom, including Historic Folsom, Empire Ranch, Broadstone, Natoma Station (ZIP codes 95630).

How soon can you come to Folsom?
