Local guide

North and South Natomas, from 1950s subdivisions to 2000s townhomes

Natomas is really two places. South Natomas, below Interstate 80, grew mostly as residential subdivisions between the 1950s and the 1980s. North Natomas was farmland on the Sacramento River floodplain until the mid-1990s, when homes, townhomes, apartment communities, office parks and shopping centers went up quickly. The cleaning a home needs depends a lot on which half (and which decade) it comes from.

With so many apartments and rented townhomes, Natomas move-outs are often tied to a property manager’s inspection date. Tell us the date when you book. We clean inside every appliance, cabinet and closet, and re-clean free if the manager documents something we missed.

Neighborhood by neighborhood

Where we work and what we see

AreaTypical needs
South NatomasEstablished single-family streets and apartment complexes from the 1950s–1980s, plus offices along I-5. Older bathrooms and kitchens here benefit most from a deep clean: grout, tile edges, cabinet faces and baseboards.
North Natomas, including Natomas Park and WestlakeMostly homes, townhomes and apartment communities built from the mid-1990s on, near North Natomas Regional Park and Natomas Marketplace. Good fits: recurring cleaning for busy households and move-out cleans between leases.
Other Natomas neighborhoodsWe also serve Natomas Crossing, Regency Park, Heritage Park, Sundance Lake, Gateway West, the Hamptons, Westshore, Willowcreek and the rest of the area. Freeway access from I-5 and I-80 makes same-day or next-day visits possible on many days.
Northgate Boulevard and the airport sideShops, hotels and homes along Northgate Boulevard and near the hotels closest to Sacramento International Airport. We clean homes for move-out inspections and offices on weekday evenings.

Natomas has a lot of rental housing (apartment communities, townhomes and single-family rentals) so move-out and move-in cleaning is a big share of the work. Property managers here generally inspect inside the oven, fridge, cabinets and closets, which is exactly what our move-out checklist covers.

Choose the right clean

Standard vs deep vs move-out cleaning

Most homes only need a standard clean. Book a deep clean if the home hasn’t been professionally cleaned in a few months, and a move-out clean when the home is empty and a landlord or buyer will inspect it.

  • Home size and number of bathrooms
  • Whether the home is fully empty
  • Condition of the oven and bathrooms
  • Add-ons like carpet cleaning and interior windows

  2. 2Keep water and power on
  3. 3Ask your landlord for a pre-move-out inspection in your last two weeks
  4. 4Leave a key or lockbox code if you won’t be there
  5. 5Take your own photos of each room after we finish

Know your rights

Getting your deposit back in Natomas: what California law says

Landlords in Natomas follow California Civil Code § 1950.5. These rules decide what a landlord can charge you for cleaning:

  • Your landlord has 21 days after you move out to return your deposit or send an itemized statement of deductions.
  • Deductions are limited to unpaid rent, damage beyond normal wear and tear, and reasonable cleaning costs.
  • If more than $125 is deducted, the landlord must provide receipts for labor and materials.
  • You can request a pre-move-out inspection during the last two weeks of your tenancy; the landlord then gives you an itemized list of what to fix to avoid deductions.
  • Since April 1, 2025, landlords must photograph the unit after you return the keys and before making repairs, and include those photos with any deductions.
  • If a landlord keeps a deposit in bad faith, a court can award up to twice the deposit amount on top of the deposit itself.

The standard is “reasonable cleaning”: the unit should be as clean as when you moved in. That’s why our move-out checklist goes inside the oven, fridge, cabinets and closets: those are the most common cleaning deductions.

Leaving things behind?

Furniture and junk left after moving out of a Natomas home

Items left in a rental are one of the most common reasons landlords keep part of a deposit. Your options:

City of Sacramento residential customers get two free household junk pickup appointments per year, available February through October (appointments stop in mid-October for leaf season). Appliances and e-waste are booked separately, also free, twice a year, year-round. Book through 311 or Sac311.org; piles can be no larger than 4 × 4 × 9 feet and go out no earlier than 24 hours before the appointment.

Not picked up: concrete, brick, dirt, rock, sod, auto parts, tires on rims, and contractor or commercial waste.

When the curbside program doesn’t fit your timeline (or the items are still inside) we haul them away on the same visit as your clean, priced by truck space from $75.

Getting a Natomas home ready to rent or sell

Much of our work in Natomas is helping people at the moments a home changes hands: tenants moving out, owners getting a rental ready for the next tenant, sellers preparing for listing photos, and new owners or renters moving in. We clean houses, apartments, condos and offices: empty or furnished.

SituationWhat we do
Rental turnoverHaul away anything the last tenant left, then a full move-out clean with inside appliances, cabinets and closets.
Getting ready to sellClear clutter and old furniture, then a deep clean before photos and showings; windows and carpet on request.
Moving inA move-in clean so kitchens, bathrooms and closets are clean before your things arrive.
Moving outA landlord-ready clean and free re-clean if your landlord documents something we missed.

One company for the clean-out and the clean means one appointment, one crew and one invoice. Move-out cleaning starts at $400; junk removal at $75.
