Local guide
North and South Natomas, from 1950s subdivisions to 2000s townhomes
Natomas is really two places. South Natomas, below Interstate 80, grew mostly as residential subdivisions between the 1950s and the 1980s. North Natomas was farmland on the Sacramento River floodplain until the mid-1990s, when homes, townhomes, apartment communities, office parks and shopping centers went up quickly. The cleaning a home needs depends a lot on which half (and which decade) it comes from.
Because Natomas is inside Sacramento city limits, residents get the City’s free household junk pickups. We take what doesn’t fit that program: items still inside the home or upstairs, loads bigger than the pile limit, and anything that needs to be gone today.

Neighborhood by neighborhood
Where we work and what we see
| Area | Typical needs |
|---|---|
| South Natomas | Established single-family streets and apartment complexes from the 1950s–1980s, plus offices along I-5. Older bathrooms and kitchens here benefit most from a deep clean: grout, tile edges, cabinet faces and baseboards. |
| North Natomas, including Natomas Park and Westlake | Mostly homes, townhomes and apartment communities built from the mid-1990s on, near North Natomas Regional Park and Natomas Marketplace. Good fits: recurring cleaning for busy households and move-out cleans between leases. |
| Other Natomas neighborhoods | We also serve Natomas Crossing, Regency Park, Heritage Park, Sundance Lake, Gateway West, the Hamptons, Westshore, Willowcreek and the rest of the area. Freeway access from I-5 and I-80 makes same-day or next-day visits possible on many days. |
| Northgate Boulevard and the airport side | Shops, hotels and homes along Northgate Boulevard and near the hotels closest to Sacramento International Airport. We clean homes for move-out inspections and offices on weekday evenings. |
Natomas has a lot of rental housing (apartment communities, townhomes and single-family rentals) so move-out and move-in cleaning is a big share of the work. Property managers here generally inspect inside the oven, fridge, cabinets and closets, which is exactly what our move-out checklist covers.
How junk removal pricing works
Our truck is divided into fractions, and you pay for the space your items take, not by the hour. A single armchair is a minimum load; a sofa or mattress is about a quarter truck; a one-car garage is often three-quarters to a full truck.
| Load | What usually fits | Price |
|---|---|---|
| Minimum load | 1–3 small items | $75–$150 |
| ¼ truck | A sofa, mattress or a few appliances | $150–$250 |
| ½ truck | A small room cleanout | $250–$375 |
| ¾ truck | Garage or storage unit contents | $350–$475 |
| Full truck | Full room, estate cleanout, major debris | $450–$600 |
Local rules
Natomas bulky item pickup vs hiring a junk removal crew
City of Sacramento residential customers get two free household junk pickup appointments per year, available February through October (appointments stop in mid-October for leaf season). Appliances and e-waste are booked separately, also free, twice a year, year-round. Book through 311 or Sac311.org; piles can be no larger than 4 × 4 × 9 feet and go out no earlier than 24 hours before the appointment.
Not picked up: concrete, brick, dirt, rock, sod, auto parts, tires on rims, and contractor or commercial waste.

Free curbside programs are a good deal if you can carry everything to the curb, wait for an appointment and stay under the size limit. Hire us when you need it gone today, when items are inside the home or upstairs, when the load is bigger than the curbside limit, or when you’ve used up your free pickups.
Where your junk goes
We sort every load. Usable furniture and household goods are donated where possible, metals and appliances go to recyclers, mattresses go through California’s mattress recycling program, and only what’s left goes to a licensed transfer station.
Paint, chemicals, motor oil, fuel, batteries and fluorescent bulbs are household hazardous waste. We can’t haul them, but Sacramento County’s North Area Recovery Station (4450 Roseville Road) runs a free household hazardous waste drop-off. Check the county’s current hours before you go.
Clean-out plus clean, in one visit
We’re the Sacramento junk removal company that also cleans. Landlords, realtors and families clearing a home can book the haul-out and a move-out clean together, from $400 for the clean, with one crew and one invoice.

Homeowners, landlords & realtors
Getting a Natomas home ready to rent or sell
Much of our work in Natomas is helping people at the moments a home changes hands: tenants moving out, owners getting a rental ready for the next tenant, sellers preparing for listing photos, and new owners or renters moving in. We clean houses, apartments, condos and offices: empty or furnished.
| Situation | What we do |
|---|---|
| Rental turnover | Haul away anything the last tenant left, then a full move-out clean with inside appliances, cabinets and closets. |
| Getting ready to sell | Clear clutter and old furniture, then a deep clean before photos and showings; windows and carpet on request. |
| Moving in | A move-in clean so kitchens, bathrooms and closets are clean before your things arrive. |
| Moving out | A landlord-ready clean and free re-clean if your landlord documents something we missed. |
One company for the clean-out and the clean means one appointment, one crew and one invoice. Move-out cleaning starts at $400; junk removal at $75.

What to expect
How a junk pickup works, start to finish
- 1You text a photo or book a time. We reply with a price range based on how much truck space the load looks like it needs.
- 2We call or text when the crew is on the way, inside the arrival window you picked.
- 3The crew looks at everything in person and gives a firm price before anything is lifted. If it’s less than the range, you pay less; if you decide not to go ahead, there’s no charge.
- 4We carry everything out (from bedrooms, upstairs, the garage, the backyard or a storage unit) and protect doorways and floors along the way.
- 5We sweep or rake the spot where the items were, then sort the load: donation, recycling, and only what’s left goes to a licensed transfer station.
Most single-item and small-load pickups take under an hour on site. A full garage or a whole-home cleanout usually takes a few hours to a full day, depending on how much sorting you want done on the spot.
